SAVANNAH,
Georgia — Boca Raton, Florida and Charleston, South Carolina-based TMGOC
Ventures has broken ground on the 168-key The Ritz-Carlton Hotel Savannah
Downtown, which will be the brand’s first hotel in the city.
The hotel
will be an adaptive reuse of the historic “Savannah Skyscraper” building and is
scheduled to open in the first quarter of 2028. It will be owned by TMGOC and operated by Marriott International.

the first Ritz-Carlton to Savannah is a transformative moment for the city’s
skyline and a defining milestone for TMGOC Ventures,” said Sunju Patel,
cofounder/managing partner, TMGOC. “We are proud to serve as the bridge between
Savannah’s historic legacy and its future as a global luxury destination.”
The
Ritz-Carlton Hotel Savannah Downtown will have a restaurant, a lobby lounge, a
rooftop bar and pool, a 5,000 sq. ft. spa and wellness center and more than
5,000 sq. ft. of meeting space.
The hotel
was originally slated to have 20 branded residences, but that plan was scrapped
in 2024 and the overall hotel room count was increased by 55.

TMGOC currently has 22 hotels listed on its
website, including the upcoming property in Savannah. It acquired the 162-key
Home2 Suites Fort Worth Cultural District in Fort Worth, Texas, in December as
part of a joint venture with Ad Astra Capital.
