The
176-acre mixed-use development, which will be anchored with a new NFL stadium,
will ultimately include two upscale hotels, 1,100 apartments and 300,000 sq.
ft. in retail space.
CLEVELAND —
Dallas-based Lincoln Property Co. will be a development partner for the NFL’s
Cleveland Browns’ 176-acre mixed-use entertainment district in Brook Park,
Ohio, including two upscale hotels.
The
development will include a new enclosed 67,000-seat stadium for the NFL’s
Cleveland Browns, owned by Berea, Ohio-based Haslam Sports Group (HSG) and
adjacent to Cleveland Hopkins International Airport. The development is also
expected to host multiple concerts, major sports tournaments, events, and
conferences.
“Lincoln is
working with the Browns and Haslam Sports Group to develop a well-thought-out
and compelling vision for a live/work/play destination to complement the new
Huntington Bank Field planned for Brook Park,” said Peter Kelly, executive vice
president for Lincoln’s Midwest operations. “The economic impact that this
entire project will bring to Northeast Ohio is unmatched — the mixed-use
development alone is expected to generate $1.2 billion annually and create more
than 3,300 permanent jobs for the region.”
The
mixed-use entertainment district surrounding the stadium will be developed
across multiple phases. It will ultimately include 300,000 sq. ft. of retail,
two upscale hotels (branding hasn’t been announced yet), 1,100 apartments
and 500,000 sq. ft. of office space. The first phase, scheduled to be delivered
along with the stadium in 2029, will include 450 hotel rooms, 575 apartments;
96,000 sq. ft. of traditional retail and 137,000 sq. ft. of experiential
retail, which will include a Cleveland Browns store and other experience-based
retail concepts.
Lincoln’s
sports practice was established in 2003 and is comprised of $7.4 billion in
active mixed-use projects, including The Star in Frisco, Texas, which serves as
the headquarters and training center for Dallas Cowboys; Legacy Union, a
multi-phase development in downtown Charlotte adjacent to the Bank of America
Stadium; The Rock at La Cantera, a 50-acre project in northwest San Antonio,
which includes a new training facility for the NBA’s San Antonio Spurs; and The
Point, a planned 99-acre redevelopment project near Salt Lake City.
