Canada
hotel occupancy spikes. Canada’s hotel industry reported its highest occupancy level since August 2019, according to the latest data from CoStar. For July 2025, occupancy was 77.6% (+3% year-over-year); ADR was CAD248.50 (+5.3%) and RevPAR was CAD192.75
(+8.5%). The year-over-year growth rates across each of the three key performance metrics were Canada’s highest this year. Among the provinces and territories, Manitoba posted the highest increases in each of the three key performance metrics: occupancy
(+14.8% to 80.9%), ADR (+14.5% to CAD180.01) and RevPAR (+31.5% to CAD145.71). Quebec was the only province to show a decline in occupancy (-1.2% to 75.7%). All of the provinces/territories saw an increase in ADR and RevPAR. Among the major markets,
Ottawa-Gatineau saw the largest occupancy gain (+6.5% to 74.4%).
JLL
Global Hotel Investment Report. Global RevPAR continues to reach historic levels; however, growth has begun to moderate amid worsening consumer sentiment as geopolitical volatility increases, according to JLL’s Global Hotel Investment Trends report.
The report said supply growth is expected to remain muted as construction costs continue to be elevated, which should benefit existing hotels, particularly those in urban and other high-barrier-to-entry markets. Transaction volume is softening amid
heightened uncertainty as investors struggle to underwrite portfolios and large deals, but there is significant dry powder on the sidelines. That fact, coupled with increased debt maturities, should fuel additional activity in H2, the report said.
Price per key has grown modestly, driven by increased demand for luxury assets. Bifurcation persists, though, as select-service trades fuel the bulk of liquidity underpinned by smaller check sizes. The report also said private equity and high net
worth individuals are the most acquisitive, driven by significant dry powder on hand and lower leverage requirements, respectively. Foreign investment has been limited as geopolitical volatility increases.

Tullio said, “History is history. It happens in many businesses… The goal here is to preserve the identity and the legacy that Jeremy [King] and the team have built… Some people will take sides, but hopefully what they’ll see is that this is a unique
opportunity to bring a slice of the magic to the world.”
