Maybourne to Paris. London-based luxury hotelier Maybourne
is coming to Paris with the announced 2027 opening in the Parisian quarter of
Saint-Germain-des-Prés. The 101-key (50 suites, 51 rooms) Maybourne
Saint-Germain will include 23 ultra-luxury branded residences. The property is
located along the Rive Gauche within the 17th-century Îlot Saint-Germain. The
23 residences will be envisioned by two renowned French interior designers,
with seven by Pierre-Yves Rochon along Rue Saint-Dominque, and 16 residences by
Laura Gonzalez, located on Rue de l'Université.
Bvlgari going to Bahamas. Bvlgari Hotels & Resorts has
announced a new project, the Bvlgari Resort & Mansions Cave Cay in Exumas, Bahamas,
scheduled to open in 2029 with 64 suites and 48 branded private mansions and
estates offered for sale. It follows the previously announced projects in
Maldives, Miami Beach and Bodrum which are set to open between 2026 and 2027.
This new addition brings the Bvlgari Hotels & Resorts Collection to 13
properties. Servotel, the global hospitality and lifestyle real estate
consultancy firm spearheaded by Omer Isvan, is the lead development advisor of
the project.
Wyndham adding 25 in Europe. Wyndham Hotels & Resorts
has announced it is opening 25 city hotels across Europe through its ongoing collaboration
with HR Group. The hotels will join Wyndham’s Trademark Collection and Vienna
House Easy brands in Germany, Austria, and the Netherlands. As part of this
expansion, eight of the 25 properties have joined Wyndham’s Vienna House Easy
brand, while all remaining locations join Wyndham’s Trademark Collection. The
openings follow the acquisition of hotels operated by Centro Holding and Centro
Hotel Management, by HR Group in 2024. HR Group is a multi-brand hotel
operating company based in Berlin and has been acquiring, developing, and
operating hotels and resorts for more than 15 years.
Good week in the US. The U.S. hotel industry reported
positive year-over-year comparisons from January 26 to February 1 with occupancy
at 56.5% (+2.3% YOY); ADR at $150.25 (+1.8% YOY); and RevPAR at $84.90 (+4.1%
YOY). Among the Top 25 Markets, Minneapolis reported the largest increases
in occupancy (+13.6% to 47.4%) and RevPAR (+16.7% to $56.67). Orlando saw
the highest lift in ADR (+7.4% to $224.62). The steepest RevPAR declines
were reported in Las Vegas (-15.0% to $137.63) and New Orleans (-6.2% to $98.23).
HQ to Daytona? The Daytona Beach (Florida) News-Journal
reported sbe’s HQ Hotels & Resorts has presented a proposal to developer
Pablo Andres Penuela to operate the proposed 24-story Pearl Beach Club hotel,
slated to open in 2028 in Daytona Beach. The first approval Penuela needs from
the city is a requested rezone of a 1.22-acre vacant lot. The property was once
home to the five-story Hi Seas Beach Motel, which thrived during the 1960s and
'70s, but closed and was torn down several years ago. Penuela and his partners,
doing business as "Daytona Beach 1299 LLC," paid $3 million to buy
the property in June 2022, according to property records.
Big bump in LatAm pipeline. Latin America’s construction
pipeline in 4Q24 climbed to 685 projects/110,033 rooms, a 15% increase by projects
and 13% by rooms year-over-year (YOY), according to Lodging Econometrics. Projects
under construction stood at 270 projects/48,138 rooms, up 13% by both projects
and rooms YOY. Projects scheduled to start construction in the next 12 months
reached 179 projects/28,942 rooms, showing increases of 4% by projects and 5%
by rooms YOY. Projects in early planning demonstrated substantial growth with
236 projects/32,953 rooms, up 28% by projects and 20% by rooms YOY. New project
announcements into the pipeline during Q4 saw a notable increase of 44% by
projects and 32% by rooms YOY, with 82 projects/12,295 rooms. The luxury
segment achieved record-high numbers in Q4, with 129 projects/26,077 rooms.
Upper upscale projects also reached a record high with 115 projects/22,509
rooms, while upscale projects stood at 136 projects/19,220 rooms. Mexico leads
the countries in Latin America's hotel construction pipeline with a record-high
248 projects/38,104 rooms, up 10% by projects and 7% by rooms YOY. Brazil
follows with 106 projects/14,799 rooms, up 23% by projects and 9% by rooms YOY.
The Dominican Republic achieved record highs with 66 projects/16,908 rooms,
showing substantial increases of 38% by projects and 31% by rooms YOY. Colombia
follows with 30 projects/3,971 rooms, and Peru with 28 projects/3,753 rooms.
Two UK Marriott refis. Leumi U.K. has completed a £70m loan
to funds managed by Zetland Capital to refinance the 338-room Manchester
Marriott in England and the 160-room Edinburgh Marriott in Scotland. This is
the second transaction within this partnership after Leumi UK provided a €51
million facility to refinance the Morrison Hotel in Dublin in 2023.
Radisson grows in KSA. Radisson Hotel Group has announced a
strategic partnership with Saudi Arabia Master Developer Knowledge Economic
City (KEC) to develop two Park Inn by Radisson hotels in Madinah, Saudi Arabia.
The two Park Inn by Radisson properties at Islamic World District (IWD),
Knowledge Economic City, will include 733 keys in total: 587 hotel rooms and
146 serviced apartments. Radisson Hotel Group has almost 50 hotels in operation
and under development in the Kingdom of Saudi Arabia with the goal to reach 100
hotels in operation and under development by 2030.
Bob W grows in Germany. Bob W has exchanged contracts with European-list
real estate group Aroundtown to launch a 52-unit serviced apartment in a former
post office building in Dortmund, Germany. The operator has signed a long-term
lease for 3,300 sq m at the Alte Post building, a former post office adjacent
to Dortmund’s main railway station. The aparthotel will be Bob W’s fifth in
Germany. It will take the total number
of European cities in which Bob W operates to 18 across 10 countries, with
further expansion planned. The deal comes amid advanced discussions with
landlords and property owners in other key German cities, including Stuttgart,
Cologne, and Hamburg.
Choice aids California fire victims. Through a matching
campaign, Choice Hotels International and members of the Choice Privileges
rewards program have donated nearly $90,000 toward the American Red Cross
relief efforts for communities impacted by the wildfires in California in 2025.
The campaign to raise funds ended on January 31, 2025. Choice Privileges
members donated over 12.7 million points equivalent to $63,740, and Choice
Hotels fulfilled a $25,000 donation match.
