First
Limelight on East Coast. Aspen, Colorado-based Aspen One is expanding its Limelight Hotels brand
with a new hotel and branded residential project located in Charleston, South
Carolina, which is scheduled to open in 2028. The 50-key Limelight Charleston
will be the Limelight brand’s first property on the East Coast and will also
include 16 private residences. Limelight Hotels by Aspen One has locations in
Colorado (Aspen, Snowmass, Denver, and Boulder, which is scheduled to open in
late summer) and Ketchum, Idaho. Mammoth, California is set to open by
the end of 2025.
$39M
construction loan in Knoxville. Austin-based Petros Pace Finance and Bethesda,
Maryland-based MidCap Financial have completed their first joint unitranche
transaction, providing $39 million in unitranche financing for the new
construction of a 161-key AC Hotel by Marriott in Knoxville, Tennessee,
developed by Atlanta-based Vector Hospitality. The financing includes $15
million in C-PACE funding from Petros and $24 million in senior debt from
MidCap.
New Six
Senses in Bangkok. Six Senses has signed a management agreement with Bangkok-based Narai
Hospitality Group to introduce Six Senses Bangkok as part of Hatai, a mixed-use
development on the site of the historic Narai Hotel. The Narai Hotel first
opened in 1968 and is being renovated and will eventually have around 100 rooms when it opens in 2028. IHG currently has 40 open hotels and 38 in
its pipeline in 11 cities in Thailand.
Hyatt
adds in Vancouver. Hyatt Hotels Corp. is adding a luxury Park Hyatt hotel in downtown Vancouver,
which is scheduled to open in 2026. The hotel, formerly known as
Shangri-La Vancouver, is now operating as the 119-key Hyatt Vancouver Downtown
Alberni while undergoing multi-million-dollar renovations and transitioning to
the Park Hyatt brand.
First
Fairmont in Japan. Accor’s Fairmont Hotels & Resorts has partnered with Tokyo-based Nomura
Real Estate Development Co. Ltd. to debut in Japan with the opening of the
217-key Fairmont Tokyo. Fairmont currently has 11 properties across Asia and 95
worldwide.
APA
acquires Ishin. Japan-based APA Group has acquired a 100% stake in Tokyo-based Ishin Hotels
Group Co., Ltd., making the urban hotel operator a wholly owned subsidiary of
APA Group, according to HVS. The deal broadens APA Group’s traditional growth
model, previously centered on direct ownership and franchising, by adding
Ishin’s asset-light platform of 17 city-center properties, including the “the
b” hotel brand.
SC
Capital pursuing Cyprus hotel. Zug, Switzerland-based SC Capital Holding AG confirmed that
it is in late-stage discussions to acquire The Cypriot, a luxury hotel on the
southern coast of Cyprus, which would mark the firm’s entry into the island
nation as part of its growing Mediterranean portfolio. This pursuit follows SC
Capital Holding’s recently announced pipeline in Albania, where the firm is
evaluating more than 500 keys in Sarandë and Vlorë.
Numa adds
in the UK. Berlin-based Numa Group is partnering with NWH Group on its first hotel in
Brighton, U.K., with the takeover of the 84-key MyBrighton Hotel, which is
scheduled to open this summer. Numa now has nearly 9,000 units in 15 countries
and 36 cities in Europe.
IHG adds
in Turkey. IHG
Hotels & Resorts is partnering with Uslu Turizm Insaat Tasimacilik Sanayi
ve Ticaret A.S to develop the 460-key Holiday Inn Resort Bodrum West Beach in
Turkey. The hotel, which will be the second Holiday Inn in the country, is
scheduled to open in mid-2026 and adds to a growing portfolio of 33 open hotels
in Turkey, with 17 in development.
InterContinental
adds in Brisbane. InterContinental Hotels & Resorts is opening its first Brisbane property,
the 319-key InterContinental Brisbane. The hotel will undergo a two-year
renovation, which is expected to conclude in 2026. IHG operates 69 hotels in
Australasia under nine brands, with another 26 properties in its development
pipeline.
First
Hyatt House in Australia. Hyatt Hotels Corp. is opening the 97-key Hyatt House South Melbourne,
which is the first Hyatt House-branded property. The hotel is a joint venture
led by Melbourne, Australia-based Holder East Pty Ltd. and operated by Hyatt.
Ayala
acquires in the Philippines. Makati City, Philippines-based Ayala Land has acquired the
578-key New World Hotel Makati in the Philippines from Hong Kong-based New
World Development for an undisclosed amount. The hotel will be operated by
Ayala Land’s hospitality and resort unit. The sale coincides with the
announcement that New World Development has concluded a HK$88.2 billion ($11.2
billion) debt refinancing deal.
RLC
adding in the Philippines. Philippines-based Robinsons Land Corp., through its hospitality
unit Robinsons Hotels and Resorts, will open the first hotel under its
upscale lifestyle Grand Summit brand in Luzon, Philippines, by 2027. The
100-key hotel is set to break ground in July.
ASPHL
adds 2 in India. Kolkata, India-based Apeejay Surrendra Park Hotels Ltd. has signed two
management deals as part of its expansion in India. The 150-key The Park Jaipur is being developed in partnership
with the Goyal Group, while the second property comes from the company’s midscale brand, a
75-key Zone by The Park in Govardhan.
