First 107-unit property in Puerto Rico with 2024 additions expected
in U.S., Canada and Middle East.
Taking the brand portfolio in a new direction, Marriott
International announced on Tuesday that it is about to open the first
Apartments by Marriott Bonvoy, located in San Juan, Puerto Rico. In 2024,
additional properties are expected to open in markets, including the U.S. and
Canada, Europe and the Middle East.
Coming about one year after announcing the move into the
premium and luxury apartment-style accommodations sector, Casa Costera, Isla
Verde, Apartments by Marriott Bonvoy, is taking reservations before the pending
opening in the coming weeks.
The franchisee is Gardenia Hotel
Partners, LLC, a local entity owned by the Ortiz Family,
Caprock Partners, and Banzai Capital Partners, who have extensive experience in
real estate and development with a key focus in developing and managing large
projects in both the U.S. and Puerto Rico. This was a conversion of the existing
Jade Apartment Complex in Isla Verde.
Located in the Isla Verde neighborhood of San Juan, the
107-unit property includes a rooftop pool and is nearby the beach, appealing to
both corporate and leisure travelers seeking longer-term accommodations, more
space and residential amenities.
The typical Apartments by Marriott Bonvoy unit offers private
bedrooms, a separate living room, full kitchen, and washer/dryer. There is also
a 24-hour gym but the concept does not provide traditional hotel services such
as food and beverage, meeting spaces or daily housekeeping.
Marriott said that among developers, the offering is
generating interest from hotel owners and franchisees who are looking to
diversify their portfolios as well as multi-family residential developers. The
concept allows developers the option to convert an existing apartment-style
building, as with the San Juan property, pursue a new build, or be part of a
multi-use building in which the Apartments by Marriott Bonvoy component would
have its own dedicated lobby, services and amenities.
