Henderson
Park completes PGA National Resort deal. London-based Henderson Park, in partnership with Middleburg, Virginia-based Salamander Collection and Charlotte and Charleston, South Carolina-based South Street Partners, has completed its acquisition of PGA
National Resort in Palm Beach Gardens, Florida, from Brookfield Asset Management private real estate fund for an undisclosed price (in October,
Bloomberg reported the price at $425 million).
Originally opened in 1981, the 360-key PGA National Resort features 99 holes of championship golf courses, including the Champion Course, which has hosted a PGA Tour event since 2008. Brookfield acquired the resort in 2018 for $232 million and spent
an additional $105 million on renovations, adding eight F&B outlets and two more golf courses. Last year, Brookfield closed a $250 million loan on the property set to mature in 2033. Henderson Park said it will embark on further renovations, including
the addition of a new pool and enhancements to the golf experience for both members and resort guests. Eastdil Secured represented Brookfield Asset Management in this
transaction.
New Omni coming to New Orleans? New Orleans’ convention center board approved a long-planned $575-million hotel from Dallas-based Omni Hotels & Resorts, according to Nola.com. The deal, which still needs to be approved by New Orleans’ city council, would feature
a 1,000-key hotel which would be the largest built in New Orleans in nearly 50 years. The plan calls for construction to begin in early 2026 and is scheduled to be completed in 2029.
MHG
acquires in Indy. Indianapolis-based MHG Hotels acquired the 92-key Homewood Suites by Hilton Indianapolis Downtown from an undisclosed seller for $18.5 million. This is MHG’s first purchase of 2025. The hotel, located in the historic Weber Building
in downtown Indianapolis, has renovations planned.
Trailborn
opens in North Carolina. New York City-based outdoor hospitality company Trailborn is opening its fourth hotel and its second in North Carolina with the 151-key Trailborn Surf & Sound in Wrightsville Beach. The property is a conversion from a historic
property that has existed since 1897. It initially opened as the Seashore Hotel, then reopened as the Ocean Terrace Hotel in the mid-1900s and most recently operated as the Blockade Runner Beach Resort. Renovations touched every area of the property
and include new F&B options and an enhanced event space.
Raines
adds in North Carolina. Florence, South Carolina-based Raines has added the 102-key Fairfield Inn & Suites Whitsett Greensboro East in Whitsett, North Carolina, to its management portfolio. This is the third hotel that Raines is managing for Wilmington,
N.C.-based developer Clarendon Properties. Raines currently has 54 hotels throughout the Southeast in its portfolio.
Playa
opens in Mexico. Fairfax, Virginia-based Playa Hotels & Resorts and Marriott International have opened the 100-key Paraiso de la Bonita, a Luxury Collection Resort, Riviera Maya, Adult All-Inclusive in Mexico near Cancun following a multi-million
renovation. This boutique hotel marks a significant milestone in the collaboration between Playa and Marriott and becomes the third all-inclusive resort for Marriott’s Luxury Collection.
US hotels
mixed. As expected with the MLK Day holiday, the U.S. hotel industry reported mixed year-over-year comparisons, according to the latest data from CoStar. For the week of January 19-25, occupancy was 54.3% (-3.4%); ADR was $154.21 (+3.4%) and RevPAR
was $83.74 (-0.2%). Among the top 25 markets, Los Angeles reported the largest occupancy gain (+6.0% to 68.7%). Helped by the presidential inauguration, Washington, D.C., saw the highest increases in ADR (+78.0% to $285.56) and RevPAR (+86.8% to $169.23).
The steepest RevPAR declines were reported in Chicago (-34% to $52.88) and Seattle (-11.9% to $80.19).
Refi for Mexico properties. A trust affiliated with Mexico City-based Pulso Inmobiliario has secured refinancing of existing debt tied to several prominent hotel properties in Mexico, including Breathless & Secrets Riviera Cancún, Dreams Riviera
Cancún, Dreams Natura, and Secrets & Dreams Vallarta Bay. The refinance for a syndicated credit facility worth up to $350 million from Ciudad de Mexico-based Banco Nacional de México, S. and a consortium of leading Mexican banks. Capstone Advisors
served as the structuring agents for the transaction, and Greenberg Traurig in Mexico City served as the legal advisor.
