Capital bringing Graduate to Boulder. Nashville, Tennessee-based AJ Capital Partners has acquired
the historic Hotel Boulderado hotel in Boulder, Colorado, which will be
renovated and added to Hilton’s Graduate brand. In partnership with longtime
owners Frank and Gina Day, the 116-year-old hotel will have phased renovations
that will begin later this year and are expected to be completed in spring
2026. When the renovations are completed, the hotel will retain its name while joining the Graduate by
Hilton collection.
Accor
sees big cut in travel to US. Accor Chairman and CEO Sébastien Bazin told Bloomberg TV on
Tuesday that forward bookings from Europe to the U.S. this summer are down 25%,
mostly as a result of geopolitical tensions. He said Accor is seeing a
“pretty strong deceleration” across the Atlantic and that the expected
shortfall is greater than the 18% to 20% decline in the first 90 days of the
year. He said travelers are instead deciding to visit Canada, South America and Egypt.
Archer
€567M refinance. Amsterdam-based Archer Hotel Capital has closed a €567 million,
cross-collateralized pan-European facility to refinance a portfolio of seven
hotels in four different European countries. Archer Hotel Capital is the joint
investment vehicle of Singapore’s sovereign wealth fund, GIC, and APG, a
subsidiary of the Dutch pension fund Stichting Pensioenfonds ABP. Aareal Bank
provided the financing for the loan, which refinances seven hotel properties
across Europe, including the Royal Saint-Honoré Paris and Renaissance Paris
Vendôme; Renaissance La Défense Paris; Renaissance Amsterdam; Hilton Schiphol
Airport; Conrad Dublin; and Sheraton Stockholm.
Whitestone
acquires in Ohio. Tampa, Florida-based Whitestone Capital, a division of Whitestone Companies,
has acquired the 189-key Westin Great Southern Hotel in Columbus, Ohio, from an
undisclosed seller for an undisclosed amount. This all-cash transaction marks
Whitestone’s 14th purchase in the last 24 months. Walnut Creek,
California-based ZMC Hotels will manage the property, which was originally
constructed in 1896.
GFI
rebranding NYC Hyatt. New York City-based GFI Hospitality is transitioning the former James NoMad
Hotel in New York City to the 348-key Hotel Seville NoMad, which will join The
Unbound Collection by Hyatt. Housed in a preserved Beaux Arts building
originally constructed in 1903, the hotel will be renovated to blend in contemporary design.
Invesco
acquires in Berlin. Atlanta-based Invesco Real Estate has acquired the 412-key InterCity Hotel in
Berlin on behalf of a German client from Vienna, Austria-based CA Immo for an
undisclosed amount. The hotel was completed in 2013 and was the first hotel in
Germany to receive a platinum certificate from the German Sustainable Building
Council (DGNB). The property is fully leased to IntercityHotel GmbH, a
subsidiary of Steigenberger Hotels GmbH.
Aethos
taking over Nobu Shoreditch. Limestone Capital, which in February announced the
acquisition of the 164-key Nobu Hotel London Shoreditch in East London, has
named Aethos as the new manager of the property to be rebranded Aethos London
Shoreditch. The repositioned property will include an elevated space for Aethos
members and a curated community for those seeking more connection, experiences,
travel, and well-being. Members can access lounges, private meeting areas, and
a social calendar. The property will also feature a boutique spa focused
on holistic well-being alongside a longevity-focused training studio.
Summit’s
$275M senior loan. Austin-based Summit Hotel Properties has closed on a new
$275 million senior unsecured term loan. Summit expects to utilize future
proceeds from the loan to repay the majority of the company’s outstanding
$287.5 million, 1.5% convertible senior notes maturing in February 2026.
The loan includes a delayed draw feature available to the company through
March 1, 2026, that will enable it to preserve the 1.5% interest rate on the
convertible senior notes through the scheduled maturity date. The loan provides
for a maturity date of March 2030, including two one-year extension options.
Rosewood
adds in London. The
Chancery Rosewood in London, which is an adaptive reuse from the former U.S.
embassy, is scheduled to open on September 1. London Qatari Diar Europe is
developing the 144-key hotel, which will feature eight restaurants and bars.
Rosewood Hotels & Resorts manages a portfolio of 37 luxury hotels, resorts
and residences across 22 countries.
Aimbridge
EMEA adds 9. Aimbridge Hospitality EMEA signed new properties to its management portfolio in
the first quarter. The new additions include six hotels owned by
Copenhagen-based ProArk, which will operate under the Mercure brand in Bedford,
Cardiff, Harlow, Nottingham, Telford, and Birmingham.
