KKR, Gaw sell in Tokyo. Fund managers KKR from New York City
and Gaw Capital Partners from Hong Kong have sold the 746-room Hyatt Regency
Tokyo to an undisclosed buyer rumored to be Japan Hotel REIT during the third
quarter at just over $800 million, according to multiple sources. The
transaction potentially represents a doubling of the initial investment made in
2023, when the partners acquired the asset from Japan’s Odakyu Electric Railway
Co.
Extended-stay resilience. Extended-stay hotels further
demonstrated the sector’s resilience in October, especially at lower price points,
according to The Highland Group. Economy extended-stay hotels have incurred far
lower RevPAR declines than all economy class for five straight months and the
contraction in mid-price extended-stay hotel RevPAR has been half the loss
reported for all mid-price hotels over the last two months. “Extended-stay
hotels are expected to see negative change in RevPAR for the rest of 2025 but
the decline should not be as large as corresponding classes of all hotels
especially at lower price points,” said Mark Skinner, partner at The Highland
Group.
Hilton adds in Napa Valley. Hilton is debuting the 203-key
Casa Mani Resort Napa Valley, Curio Collection by Hilton, a newly renovated
resort in California’s wine country, in early 2026. Curio Collection by Hilton
is a global portfolio of more than 190 hotels.
Clearview Capital buys. The 508-room Stamford
(Connecticut) Marriott Hotel & Spa has reportedly been acquired for $15.25
million by Newport Beach, California-based hotel investment firm called
Clearview Capital. The seller is listed as New York City-based limited
liability company Stamford Hotel Propco, which purchased the hotel in 2018 for
$31.6 million.
New management for Georgia resort. Northview Hotels and
Resorts will assume both hotel management and construction management
responsibilities for the 190-room King and Prince Beach & Golf Resort in
Georgia, the largest beachfront resort in Georgia’s Golden Isles acquired by
South Street Partners last year. Northview will oversee a comprehensive
renovation and repositioning of the property.
Leonardo adds 3 in UK. Leonardo Hotels, the European
division of the Isreal-based Fattal Hotel Group, has acquired three U.K.
properties in separate single-asset transactions: the 270-key Leonardo Hotel
Southampton, the 170-key Leonardo Hotel Exeter, and the 94-key Leonardo Hotel
Chester.
Prize to Nordics. Radisson Hotel Group has expanded its Prize by Radisson
brand into the Nordic region with the opening of two properties in Norway. The
midscale lifestyle brand has opened both hotels in Bergen – the 217-room Prize
by Radisson, Solheimsviken Bergen and the 55-room Prize by Radisson, Xhibition
Bergen City. Prize by Radisson, which was formerly known as Prizeotel before
rebranding last year, has 20 hotels in Europe, which are mostly in Germany with
others in Austria, Switzerland and Belgium.
LondonMetric acquires in UK. London-based LondonMetric
Property has acquired the 365-key Clayton Hotel Manchester Airport from
Boston-based Columbia Threadneedle for an undisclosed amount, according to HVS.
Last year the tenant, Dalata Hotel Group, received consent for a £40 million
project to build a 9-story, 214-key extension, which also includes refurbishing
the ground floor and a portion of the bedrooms.
Atream adds in Paris. French asset-management firm Atream
has acquired the upcoming 197-key Oh Baby hotel in Paris, France, from French
developer Constructa for an undisclosed amount. The hotel is expected to open
at the end of 2027 under the Oh Baby brand.
Extendam acquires in France. Paris-based Extendam has
partnered with Rennes, France-based Vicartem Hôtellerie and its hotel
management subsidiary Younight Hospitality to acquire the 50-key Hotel Les
Brises in La Rochelle, France. Extendam plans a six-month renovation starting
at the end of 2025.
Nippon acquires 4 in Japan. Japan-based REIT Nippon Hotel
& Residential Investment Corp. has acquired four domestic hotel properties
for approximately JPY12.2 billion. The deal includes three APA-branded hotels
acquired from different subsidiaries under the Japan-based APA Group: the
162-key APA Hotel Namba-kita Shinsaibashi Ekimae in Osaka, the 109-key APA
Hotel Hakata Eki-mae 4-chome in Fukuoka and the 144-key APA Hotel Matsuyama
Shiro-Nishi in Matsuyama. The first three hotels were operated under lease agreements
with fixed and variable rent components. The fourth property is the 165-key
Hotel Vista Atsugi in Atsugi City and built in 2007. The acquisition is part of
a broader eight-property deal including residential assets.
Taekwang Industrial adds in Seoul. South Korea-based
Taekwang Industrial Co. Ltd. has signed a definitive agreement to acquire the
400-key Courtyard by Marriott Seoul Namdaemun in Seoul, South Korea from South
Korea-based KT&G Corp. for KRW250 billion, according to HVS. The hotel was
completed in 2016 and has three food and beverage outlets.
