Citing focus on “generational real estate,” the Santa
Monica-based developer buys in resilient Santa Barbara.
SANTA BARBARA, California – Eight Form has acquired for
approximately $20 million from an undisclosed seller the 24-key Palihouse Santa
Barbara, keeping with its investment thesis to “create exponential value by
aligning high-quality physical assets with the compounding power of time.”
The acquisition is part of Eight Form’s wider strategy to
build a portfolio of “lifestyle-critical” real estate — ranging from boutique
lodging to specialized commercial developments — that can withstand market
volatility through superior design and intentional management. The hotel will
continue to be flagged and managed by the Pali team.
“Our focus isn't just on hospitality; it’s on assets that
possess a unique soul and a high barrier to entry,” said Eight Form Director of
Investments Jared Pino. “Santa Barbara is a masterclass in market resilience.
By securing this property, we are executing on Eight Form’s mandate to find
value in the ‘long game’ — acquiring assets where we can apply patient capital
to unlock growth that typical three-to-five-year investment cycles often miss.”
The property, located in the historic Presidio District,
features 24 oversized guest suites and a residential-inspired design. Under
Eight Form’s stewardship, the asset will benefit from an enhanced focus on
operational excellence and a deepening of its connection to the local
community, while expanding its appeal as a unique destination for weddings
and leisure travelers.
“Acquiring a property like this allows us to leverage Eight
Form’s platform to drive both cultural and financial relevance,” added Zach
Demuth, head of Strategic Growth at Eight Form. “We see a significant
opportunity to elevate the guest experience by leaning into the privacy and
scale of the hotel to position the property as a sought-after retreat for
discerning travelers and special events. We believe that, taking an already
great asset and applying the right strategic oversight, will allow us to create
exponential value.”
