Pebblebrook
to pay down debt. Bethesda,
Maryland-based REIT Pebblebrook Hotel Trust has priced the private placement of
$400 million in 6.375% of senior notes due in 2029. Pebblebrook said it will
use the net proceeds to pay down at least $253 million of its existing
unsecured term loans and said it will us the rest of the balance (approximately
$137 million) to pay down other debt or repurchase a portion of the REIT’s
convertible senior notes.
Marriott, Sands bring Luxury Collection to Macao. Marriott International and Sands China Ltd. have signed an agreement to debut The Luxury Collection brand in Macao. The 2,405-key The Londoner Grand, a Luxury Collection Hotel, Macao is scheduled to open in January 2025. is poised to cater to the world’s discerning travelers, blending the brand’s authentic take on luxury with the city’s local charm to provide a unique and enriching travel experience. There are more than 520 hotels and resorts in 70 countries and territories in Marriott’s Luxury Group.
Hyatt adds first Andaz in Australia. Hyatt Hotels Corp. has entered into agreements with Destination Gold Coast Consortium for an Andaz resort in the Gold Coast, Australia. Destination Gold Coast Consortium is a joint venture between the parent company, The Star Entertainment Group, and its two partners, Far East Consortium and Chow Tai Fook Enterprises. The hotel is scheduled to open in mid-2025 and will be the debut of the luxury lifestyle brand Andaz in Australia and the Pacific region.
Yotel adds in Belfast. London-based Yotel is partnering with Belfast, Northern Ireland-based Andras Houston for a new £17 million hotel in Belfast. The new-build 165-key hotel is scheduled to open in late 2026.
Refinancing
in Detroit. Detroit-based Fort Shelby Hotel LLC has secured a loan modification for the 204-key
Doubletree Suites by Hilton Downtown Detroit - Fort Shelby for an undisclosed
amount. Park City, Utah-based CooperWynn Capital secured the financing. The
modification allows Fort Shelby Hotel to maintain its current loan while
replacing historic costly covenants while property fundamentals continue to
improve.
HEI adds
in DC. New York
City-based Three Wall Capital has selected Norwalk, Connecticut-based HEI
Hotels & Resorts to operate the 199-key Beacon Hotel & Corporate
Quarters in Washington, D.C. The hotel will undergo a multi-million renovation.
HEI now operates more than 100 luxury, upper upscale and upscale independent
and branded hotels and resorts throughout the U.S.
IHG hits
milestone in Northern Europe. IHG Hotels & Resorts has surpassed 200 open hotels in
its Northern Europe market, with a number of IHG brands making debuts across
four countries. Germany is set to welcome the group’s luxury boutique brand,
Kimpton Hotels & Restaurants, and midscale conversion brand, Garner, later
this year. IHG’s extended-stay brand, Candlewood Suites, is also set to make
its debut in early 2025. Hungary has opened its first hotels under the Kimpton
and Vignette Collection brands while voco hotels has debuted with an opening in
Sweden and a signing in Poland. The growth includes 30 new openings under IHG’s
Holiday Inn – the niu brand collaboration with NOVUM Hospitality. IHG has 197
open hotels and 169 properties in its pipeline across its Northern Europe
market, which comprises 13 countries.
Hospitality
America adds in Arkansas. Greenville, South Carolina-based Windsor Aughtry Company has selected
Greenville-based Hospitality America to manage the 170-key Hotel Avail,
Tapestry Collection by Hilton in Rogers, Arkansas. The hotel is scheduled to
open in the second quarter of 2025 and marks the 16th Windsor Aughtry
development project awarded to Hospitality America, expanding the third-party
management company’s portfolio in Northern Arkansas and bringing its number of
managed hotels to 21.
District
Hospitality adds in DC. Washington, D.C.-based District Hospitality Partners has acquired the
315-key Hilton Washington DC/Rockville Hotel and Executive Meeting Center from
an undisclosed buyer for an undisclosed amount.
ENVI adds
in Tanzania. Dubai-based ENVI Lodges has signed the 10-room ENVI Sisini Mara, a luxury
tented camp in the northern Mara region of Tanzania, which is scheduled to open
in February 2025. The area is known for the Great Migration, one of the best
wildlife events on the planet. This will be the brand’s fourth lodge in East
Africa.
Star
Management adds in Australia. Queensland, Australia-based Star Management Group has
acquired the 192-key Rydges Gold Coast Airport Hotel in Bilinga, Australia,
from an undisclosed buyer for AUD60 million. The seven-story hotel opened in
October 2020.
Nomura
adds in Japan. Tokyo-based Nomura Real Estate Master Fund is acquiring the 120-key hotel
Shin-Osaka hotel in Osaka, Japan, for JPY4.23 billion from Japan-based Daiban
Hotel One Godo Kaisha. The nine-story hotel opened in July 2018. It is
currently operated by Japan-based Solare Hotels and Resorts Co., Ltd.
Eternam
adds in Paris. Paris-based Eternam has acquired the 50-key Hotel Moulin Plaza in Paris
from an undisclosed buyer for approximately €17.5 million, according to HVS.
Eternam plans a renovation of the hotel, and French hotel management company
Honotel will operate the property.
Neville
adds in Dublin. Dublin-based Neville Park Hotel Group has acquired the 108-key Maldron Hotel
Wexford in Wexford, Ireland, from Dublin-based Dalata Group for an undisclosed
amount.
