DiamondRock
prepays $166.2M mortgage. Bethesda, Maryland-based DiamondRock Hospitality Co. prepaid a $166.2 million mortgage loan secured by the Westin Boston Seaport District. The repayment is part of a larger refinancing strategy aimed at enhancing the company’s
financial flexibility. The prepayment was funded using proceeds from an upsized and extended senior unsecured credit facility, which increased to $1.5 billion in July. With this payment, DiamondRock Hospitality will have no secured debt and no debt
maturities until January 2028.
Hilton-YTL
deal in APAC. Hilton and Kuala Lumpur, Malaysia-based YTL Hotels have announced multiple property agreements that will bring LXR Hotels & Resorts to Thailand and Tapestry Collection by Hilton to Japan. The 275-key Rawai Phuket and Kasara Niseko Village
will join Hilton’s LXR Hotels & Resorts portfolio, The Green Leaf Niseko Village will join Hilton’s Tapestry Collection by Hilton pipeline, and the Hinode Hills Niseko Village is slated to join Curio Collection by Hilton. The Japan properties are
conversions and are set to join Hilton’s portfolio by the end of this year.
IHG’s voco growth in Mexico. IHG Hotels & Resorts has signed six Mexico hotels for the premium voco hotels brand, in partnership with Alliance Hotels. The conversions will expand IHG’s upscale offering in Mexico and are scheduled to open in 2027
in Cancun, Guadalajara, Ciudad Juárez, San Luis Potosi, Torreón and Nuevo Laredo. These conversions will add 848 rooms to the brand’s presence in the country, which currently includes four open and five pipeline hotels. Globally, voco hotels have
a pipeline of 102 properties. The six forthcoming voco hotels include the 163-key voco Guadalajara Expo Area; the 160-key voco Cancun; the 120-key voco Nuevo Laredo; the 124-key voco Torreon; the 135-key voco San Luis Potosi; and the 146-key voco
Ciudad Juarez.

Pacific portfolio refinance. Aliso Viejo, California-based Pacifica Hotels has obtained $126.1 million in first mortgage debt refinancing for a portfolio of seven Southern California hotels totaling 601 rooms. The portfolio includes oceanfront and
coastal hotels in San Diego, Pismo Beach, Venice and Manhattan Beach. Goldman Sachs reportedly provided the five-year CMBS loan for five properties and Peachtree Group issued a three-year loan for The Belamar Hotel in Manhattan Beach. Beverly Hills, California-based Sonnenblick-Eichner Co. arranged the deal.
ERES
launches fund. Sarasota, Florida-based ERES Capital is launching the ERES Real Estate Fund, LP, a $75 million equity fund with $250 million in total capitalization aimed at acquiring and developing hospitality, multifamily and industrial properties
in high-growth Mountain West and Southeast U.S. markets. The fund will have a balanced allocation of 40% hospitality, 25% multifamily, 25% industrial and 10% special purpose. ERES recently delivered projects such as the Even Hotel Bozeman Yellowstone
International Airport in Belgrade, Montana, with new developments and acquisitions underway that include the Hampton Inn & Suites Belgrade and the Tempo by Hilton Fort Myers.
€50M SNG-Marriott deal. Italy-based SNG Hotels, part of the Salvatore Naldi Group, is partnering with Marriott International with a total investment of €50 million as part of a rebranding effort to place SNG’s properties in the luxury sector. The
newly signed agreement includes the development of the Pazziella Garden and Suites hotel in Capri, Italy, into the portfolio of The Luxury Collection brand, with a scheduled opening of the spring-summer 2026 season. In addition, the Marriott Grand
Hotel Flora in Rome will be renovated and remain part of Marriott. The renovation is expected to be completed in 2027, after which the hotel will also join Marriott’s The Luxury Collection brand. This agreement represents a new phase in the long-standing
partnership between the Naldi family and Marriott. The agreement also includes structural work at the Renaissance Naples Hotel Mediterraneo to strengthen its luxury positioning.
Build Group adding in Napa. San Francisco-based Build Group, in partnership with CMG Financial and 300 Venture Group, is developing a new hotel in downtown Napa, California, scheduled to open in the fall of 2027.
TPG adds
in Tampa. McKinney, Texas-based TPG Hotels & Resorts has added the Hilton Garden Inn Tampa East/Brandon to its managed portfolio. The 152-key property recently completed a $5.5 million renovation.
Hilton's
growth in Canada. Hilton now has more than 200 hotels open in Canada. This achievement is highlighted by the most recent openings of Hôtel Vallea Bromont, Tapestry Collection by Hilton, Home2 Suites by Hilton Woodstock On and Spark by Hilton Toronto
Mississauga. Over the past decade, Hilton has nearly doubled its portfolio in Canada and in the last 10 years, Hilton added nearly 50 properties across Hampton by Hilton, Hilton Garden Inn, Tru by Hilton and the newly introduced Spark by Hilton, which
debuted in Canada last year with Spark by Hilton Toronto Markham. Extended-stay properties have doubled in size over the past decade with Homewood Suites by Hilton and Home2 Suites by Hilton. Hilton continues to accelerate its multi-brand expansion
in Canada, with more than 100 hotels currently in the development pipeline.
Numa adds
in the UK. Numa Group is expanding its U.K. portfolio with a new property signing in London and two additional properties in Edinburgh. The projects include a new West End development in London that will deliver 30 design-led units and two new properties
in Edinburgh with partner Hub, adding 117 units. All three buildings will operate under the Native brand, following Numa’s acquisition of the company last year.
UK icon closes for renovations. The 32-key Le Manoir aux Quat’Saisons, A Belmond Hotel, Oxfordshire in the U.K. and founded by Raymond Blanc OBE in 1984, is closing for renovations. The manor house hotel, which was founded in 1984, will begin its
transformation in January with a reopening scheduled for summer 2027. After 41 years of leadership, Blanc will transition to Lifetime Ambassador, ensuring his continued influence on the future of Le Manoir.
Kimpton
debuts in the Middle East. Kimpton, part of IHG Hotels & Resorts’ luxury and lifestyle portfolio, is opening the 212-key Kimpton KAFD Riyadh, which is the first Kimpton hotel in the Middle East, in Riyadh.
