Latest news: Paris Marriott refi; Nobu adds in New Orleans; Heeton resort in Bhutan

Paris hotel refi. Hong Kong-based Kai Yuan Holdings Ltd. has refinanced the 192-key Paris Marriott Champs-Élysées hotel for €175 million ($181.5 million). Kai Yuan Holdings bought the hotel in 2014 for €344 million from the Abu Dhabi Investment Authority, Abu Dhabi's sovereign wealth fund. Addleshaw Goddard's Paris office advised Kai Yuan Holdings on the transaction with a banking pool led by Paris-based Société Générale.

Nobu adds in New Orleans. Nobu Hotel has expanded its partnership with Caesars Entertainment by opening a new 54-key hotel at Caesars New Orleans in Louisiana. Nobu Hotel Caesars New Orleans is the third collaboration between the companies.

Heeton adds resorts in Bhutan. Singapore-based Heeton Holdings Ltd. is developing the 87-key Dawa at Hilltop by Heeton, a luxury resort in Paro, Bhutan, which is scheduled to open in the second quarter of 2025. In December, Heeton expanded its presence in the U.K. through a joint venture to acquire the Kintore House, an aparthotel in Edinburgh, Scotland, which will be rebranded Heeton Concept Aparthotel, Queen Street, Edinburgh. In September, Heeton partnered with Atelier Capital Changi and Dorsett Hospitality International to acquired Capri by Fraser Changi City in Singapore. The property has been rebranded to Dorsett Changi City Singapore and will have renovations scheduled to be completed by the fourth quarter of 2025.

AFP hits $2B in financing. Atlanta-based Access Point Financial (AFP) was involved in more than $2 billion in hotel financing in 2024, a record year for the company. The transactions were a combination of approximately $0.5 billion in direct bridge and mezzanine loan commitments, as well as participating in $1.6 billion of SASB hotel originations via the purchases of HRR/G/H and bond classes for hotel specific CMBS refinancings.

Bobobox adds in Indonesia. Bandung, Indonesia-based Bobobox, which operates capsule hotels and cabins in Indonesia, opened five new properties in 2024, which brings its total to 37 in the country. Bobobox plans to open 12 more locations by 2025.
