Among
the highlights: acquisitions of high-profile hotels in Chicago, New York City,
Seattle and Miami.
INTERNATIONAL REPORT — Notable deals in Chicago, New York
City, Seattle and Miami highlighted the month of December’s hotel deal
activity.
The week of December 1-9 was highlighted by Pebblebrook
Hotel Trust’s sale of the 752-room Westin Michigan Avenue Chicago for $72
million (less than $96,000 per room) to local investor Ketu Amin. Pebblebrook
had acquired the well-located hotel with two aging towers in 2018 for $156
million after LaSalle Hotel Properties bought it in 2006 for nearly $215
million.
The week of December 9-15 was highlighted by a joint venture
of Highgate, Gencom and Argent Ventures’ acquisition of the 607-key
InterContinental New York Times Square for approximately $230 million from a
joint venture between Tishman Realty and Metlife Investment Management. The
deal was backed by a $190 million loan from Monroe Capital and will also see
the property become a franchise with Highgate taking management from IHG.
The week of December 12-21 was highlighted by New
Mexico-based Legacy Development & Management’s acquisition of the 234-key
SpringHill Suites by Marriott Seattle Downtown/South Lake Union in the Denny
Triangle neighborhood of Seattle, Washington, from an undisclosed seller for
$51 million. The hotel last sold for $74.1 million in 2016.
To close out the year, Gencom highlighted the week of
December 22-29 with its acquisition of the 115-key Ritz-Carlton Coconut Grove
in Miami from Hersha Hospitality Trust for an undisclosed price. A Gencom-led
JV originally acquired The Ritz-Carlton Coconut Grove in 2011 and, in 2017,
sold a majority stake in the property to Hersha for a reported $24.63 million.
