IHG’s Even to open 7 through 2024. Even hotels, an
upscale, select-service brand from Atlanta-based IHG Hotels & Resorts,
plans to open seven more properties in the U.S. by the end of 2024, increasing
its footprint by nearly 40%. The brand is scheduled to open new hotels in Texas
(Austin and Waco) and the Pacific Northwest (Beaverton, OR) later this year. It
has openings planned for Bozeman, MT; Orlando and Miami in 2024. The company
also said its Even location in Charlotte, scheduled to open in late 2025, will
be the first to feature the brand’s new design prototype.
Dalata acquires in Amsterdam. Dublin-based Dalata has acquired
from Zien Group the Hard Rock Hotel Amsterdam American, giving it a leasehold
interest in the hotel. Dalata will convert the 173-room property to its Clayton
brand, creating its first hotel in the Netherlands and second in continental
Europe. Terms of the deal expected to close next month were not disclosed. Dalata
currently has 52 hotels with more than 11,200 rooms and a pipeline with more
than 1,100 rooms.

The Hyatt House South Melbourne will be the first in the country.
First Hyatt House to open in Australia. Chicago-based Hyatt Hotels has entered into an agreement with an affiliate of
Holder East Ltd for a Hyatt House hotel in Melbourne, Australia. The 97-key
hotel would be the brand’s first in Australia and is scheduled to open in 2025.
It will be located in South Melbourne, home to the South Melbourne Market and
close to ANZAC station. It will be near the Royal Botanical Gardens, the
Australian Grand Prix racetrack in Albert Park, the business hubs in St Kilda
Road, the Docklands, Southbank, and the Melbourne Convention and Exhibition
Centre.
TPG Hotels & Resorts to manage 3 historic Buffalo properties. Douglas Development has selected Providence-based TPG Hotels & Resorts to manage three independent boutique properties in Buffalo: The Richardson Hotel, The Roycraft Inn, and The Mansion on Delaware. The 88-room Richardson Hotel is an adaptive reuse transformed from an 1870s psychiatric hospital to a boutique hotel. The property sits on 40 acres adjacent to Buffalo State University. The 28-suite Roycroft Inn is a historic property that was part of the Roycroft Campus, which opened in 1897. It received National Landmark Historic status in 1986 and had an $8 million renovation in 1995. The 28-room Mansion on Delaware is a 19th-century mansion that transitioned into an upscale hotel and event center.
US performance improved last week. U.S.
hotel performance increased from the previous week, according to the latest
data from CoStar through Sept. 15. The data showed that while occupancy was
down (2.3% to 67.7%), ADR increased (2.3% to $161.15) and RevPAR increased
slightly (0.1% to $109.07.) For the top 25 markets, Oahu Island saw the largest
year-over-year occupancy increase (+7.4% to 83.6%.) The CoStar data showed that
San Francisco posted the highest jumps in ADR (+39.7% to $345.78) and RevPAR (+33.9%
to $271.19), which was aided by the AI event Dreamforce 2023. Among those top
25 markets, New Orleans saw the steepest RevPAR decline (-23.8% to $69.01).
Canadian occupancy hits four-year high. The Canadian hotel industry reported its highest occupancy
since before the pandemic, according to the latest data from CoStar. According
to CoStar’s August 2023 data, occupancy (+1.4% to 77.4%), ADR (+5.8% to
CAD226.04) and RevPAR (+7.2% to CAD174.87) were all up year-over-year compared
to August 2022. Laura Baxter, CoStar’s director of hospitality analytics for
Canada, said while growth has moderated from earlier in 2023,
demand patterns across segments are starting to normalize, with both transient
and weekend occupancies gradually returning closer to 2019 levels. ADR for both
those segments continues to increase. Among Canada’s major markets, Vancouver
saw the highest occupancy YOY (+0.8 to 86.4%). Among provinces and territories,
Newfoundland and Labrador had the highest occupancy (+3.3 to 88.2%), while the
lowest occupancy was in Saskatchewan (+4.1 to 64.3%.)
IHG’s Avid brand opens first in NYC. Avid hotels, a midscale IHG Hotels & Resorts brand, has opened
its first New York City area property under the ownership of Sunshine Brooklyn
LLC. The 76-key avid hotels Brooklyn — Dyker Heights is about 15 miles from
Manhattan. Since debuting in 2018, the avid hotels brand has opened 60
locations in the U.S., Mexico and Canada, with another 146 in the pipeline.

Hospitality Partners, Atlanta, is
partnering with hospitality advisory firm InnSight Advisory, which has clients
throughout Africa. Effective immediately, InnSight Advisory will rebrand to
Valor Advisory and continue to provide advisory services. Valor Hospitality
Partners has 90-plus hospitality projects in South Africa, the U.S., U.K. and Dubai.
